Job Summary

Under the guidance of Portfolio Managers and VPs, manage and demonstrate authoritative knowledge on the assigned account load and foremost knowledge of critical deal components in support of acquisitions, dispositions, portfolio management, treasury, accounting and legal activities. Develop relationships with appropriate individuals within tenant organizations and effectively underwrite and communicate complicated tenant requests to management and investment committee members.


Responsibilities

- Portfolio Management

  • People and communication skills will be of utmost importance, as this individual will interact with team members, clients, prospective tenants 3rd party vendors and brokers on a regular basis.
  • At the direction of Portfolio Management, develop relationships with selected clients and demonstrate foremost knowledge of critical deal components.
  • Manage construction & improvement requests including tracking progress & monitoring funding for tenants.
  • Manage sublease, amendment and assignment requests of tenants as well as other requests such as building modifications, easements, lien waivers, sign consents, and prepare Investment Committee memos where appropriate.
  • At the direction of Portfolio Management, assist in the development of disposition strategies. Investigate, select, recommend, oversee and monitor vendors for property management activities of untenanted properties.

Acquisitions/ Dispositions

  • With guidance, conduct the underwriting and closing process for acquisition/disposition of company assets from beginning to end, to include: spreading financials, abstracting leases, assisting in the preparation of LOIs, assisting in the review and negotiation of purchase agreements and leases, coordinating the closing with outside vendors and Accounting Department.
  • Perform credit analysis for acquisition/assumption/disposition of assets.
  • Coordinate and review 3rd party due diligence efforts (Appraisal, BOVs, Structural, Zoning, Environmental, Survey, Title, Seismic).

External Finance

  • Support the Treasury Department as needed to efficiently finance the portfolio.


Qualifications

  • Bachelors degree in Accounting or Finance
  • A minimum of three years of Commercial Credit, Accounting, Finance or Real Estate experience required.
  • Technical competencies: Experience with Microsoft Office Suite including Intermediate to Advanced level in Microsoft Excel.
  • Strong organizational, time management and written and oral communication skills required.
